What an NRI can buy

Residential plots, houses and commercial land are open to NRIs. Agricultural land is not, and a lot of land sold around Ayodhya as a "plot" is still recorded as agricultural in the khatauni.

Check the land before you pay

Pull the khatauni, confirm there is no encumbrance, check that mutation is complete, and match the plot against the master-plan land use.

Documents to see before the token

  • Current khatauni for the exact khasra number, with the seller's name on it
  • 13-year encumbrance search from the sub-registrar's office
  • Mutation order for the last sale
  • Master-plan land-use extract showing residential or commercial
  • UP RERA number if the plot is inside a plotted development

Where NRIs are buying

Most enquiries from abroad are for the airport side of the city. Civil Lines is 2.7 km (about 20 min by road) from the airport and 5.9 km (about 22 min by road) from the Ram Mandir, and its circle rate is the benchmark sellers on that side quote against:

Maharishi Valmiki International Airport, Ayodhya Dham, opened its first terminal at the end of 2023. The expansion tracked here covers the next phase: a larger terminal and runway works intended to take bigger aircraft and more daily flights.

Buying from abroad

Payment has to come through normal banking channels from an NRE or NRO account. If you cannot travel for registration, a properly executed power of attorney lets someone sign on your behalf.

Can an NRI buy agricultural land in Ayodhya?
No. Under FEMA rules an NRI can buy residential and commercial property in India but not agricultural land, plantation property or a farmhouse, except by inheritance.
Do I need to be in India to register the sale?
Not always. A registered power of attorney can let someone you trust sign at the sub-registrar's office, but the POA itself has to be executed correctly first.
